Snagging use & standards

  1. Finds hidden water leaks behind tiles, under floors and in ceilings, which show up as cool patches, without breaking any finishes.
  2. After a bathroom or balcony flood test, shows where water has got past failed waterproofing into slabs and walls below.
  3. Scans villa roofs and terraces for trapped moisture and waterproofing failure, a major defect under the developer's defects-liability period.
  4. Shows missing or gapped insulation and thermal bridging in walls and roofs, supporting Dubai Green Building Regulations and Al Sa'fat envelope requirements.
  5. Detects hot breakers, loose terminations and overloaded cables in distribution boards, in line with DEWA electrical safety requirements.
  6. Reveals leaking AC ducts, badly insulated chilled-water pipes and FCU drain problems above false ceilings that cause condensation and stains.
  7. Shows hot air getting in around window frames, sliding doors and façade joints, where seals have failed.
  8. Follows ISO 6781 building-thermography principles. Envelope scans are done early morning or after sunset, when the indoor/outdoor temperature difference in Dubai is large enough for reliable results.
  9. Fusion and picture-in-picture images put the thermal image over a real photo, so developers can see exactly where each defect is in the snagging report.

Snagging use & standards

  1. Looks inside false ceilings through light cut-outs, diffusers and access panels without removing gypsum boards.
  2. Inspects floor drains, gully traps and waste pipes for cement, grout and construction debris, one of the most common blockages in newly handed-over Dubai units.
  3. Checks AC condensate drain lines and FCU drain pans for blockages, poor falls and standing water that lead to ceiling leaks.
  4. Looks inside AC ducts for construction dust and debris, which should be cleaned before occupation under Dubai Municipality indoor air quality guidance.

Snagging use & standards

  1. Verifies room dimensions against the approved floor plans attached to the Sale & Purchase Agreement (SPA) registered with Dubai Land Department.

  3. Measures finished floor-to-ceiling heights and false-ceiling drops against the design drawings and Dubai Building Code habitable-room minimums.

Snagging use & standards

  1. Confirms socket and circuit voltage is within the UAE supply standard of 230 V single-phase / 400 V three-phase at 50 Hz, as set out in the DEWA Regulations for Electrical Installations.
  2. Clamps AC outdoor/indoor unit supply cables to compare running current with the nameplate rating and spot overloaded or faulty compressors.
  3. Measures load on DB circuits to find undersized or wrongly labelled circuits compared with the approved schedule.
  4. Checks water heaters, cooker points and washing-machine circuits are drawing normal current.
  5. Clamps neutral conductors to detect unbalanced three-phase villa installations.
  6. Continuity and resistance modes check earth bonding to bath fixtures, metal pipes and kitchen sinks, in line with BS 7671 practice adopted by DEWA.

  2. Flags rooms with RH above about 60%, where mould and condensation risk rises in Dubai's humid summer months.
  3. Compares bedrooms against the living area to find poorly balanced AC zones or undersized FCUs.

Snagging use & standards

  1. Measures background noise in bedrooms and living rooms in dB(A) against WHO indoor guidance (about 30–35 dB(A) for bedrooms) and the project's acoustic specification.
  2. Measures FCU, split-AC and ducted-system noise at the grille to find noisy fans, loose panels or undersized ducts.
  3. Finds rattles and hums from kitchen and bathroom exhaust fans, and checks sound from lift shafts, pump rooms and garbage chutes next to units.
  4. Compares road, Metro or Sheikh Zayed Road traffic noise with windows open and closed to test glazing and seal performance.
  5. Checks sound from neighbouring units through party walls and floors, where acoustic separation is weak.
  6. Records noise levels of outdoor AC condensers on villa roofs and balconies near bedrooms.
  7. A-weighting reflects what occupants hear; C-weighting picks up low-frequency plant and machinery hum.
  8. Bluetooth logging gives time-stamped readings to include in the snagging report.
  9. Max/Min modes capture intermittent noise such as water hammer, door slams or lift motors.

Snagging use & standards

  1. Measures supply-air velocity at every diffuser and grille to find blocked, closed or unbalanced outlets.
  2. Checks bathroom and kitchen extract fans are actually pulling air. Multiply velocity by grille free area to estimate airflow against ASHRAE 62.2 benchmarks (about 25 L/s for bathrooms and 50 L/s for kitchens).
  3. Supports the fresh-air and ventilation requirements of the Dubai Building Code and ASHRAE 62.1 used in Dubai Municipality approvals.
  4. Compares return-air grille velocities to find ceiling returns that are blocked or not connected.
  5. Air-temperature reading at the outlet complements the IR thermometer when checking AC cooling performance.
  6. Detects draughts around windows, sliding doors and entrance doors, which show failed seals and let in dust and humidity.

Snagging use & standards

  1. Quickly confirms every socket, switch and fused spur is live, which is a basic check under DEWA electrical installation requirements.
  2. Detects live metal parts such as light fittings, towel rails, appliance casings or door frames, which indicate an earthing or insulation fault.
  3. Finds switches wired in the neutral instead of the line, a common defect that leaves fittings live when switched off.

Snagging use & standards

  1. Measures AC supply-air temperature at diffusers. A healthy split or FCU system in Dubai typically delivers about 12–16 °C, so a warm outlet points to a gas, chiller or valve problem.
  2. Checks the temperature difference between supply and return air (usually about 8–12 °C) to confirm the AC is cooling properly.
  3. Verifies hot-water outlet temperatures against Dubai Municipality Legionella control guidance: stored water at 60 °C or more and at least 50 °C at the outlet within about a minute.
  4. Scans breakers, isolators and cable terminations in the DB for hot spots that point to loose or overloaded connections.
  5. Finds cold spots on walls and ceilings where chilled-water pipes or ducts are poorly insulated, which leads to condensation.
  6. Detects heat gain through west-facing glazing, poorly insulated roofs and walls, supporting Dubai Green Building Regulations thermal requirements.
  7. Surface-temperature differences help trace hidden leaks and damp areas behind tiles and under floors.
  8. Checks cooktops, ovens and water heaters actually heat up during appliance functional testing.

Snagging use & standards

  1. Projects a true horizontal line around a room to check that floors and false ceilings are level and flag any slope or step.
  2. Checks floor tiling against the BS 5385 / BS 8204 flatness guidance commonly specified in Dubai, typically no more than about 3 mm deviation under a 2 m straightedge.
  3. Checks the vertical line on walls, door frames and column edges for plumb, so leaning partitions and twisted frames can be logged.
  4. Confirms bathroom, balcony and terrace floors actually fall towards the floor drain, so water doesn't pond. Ponding is a common Dubai snag and waterproofing risk.
  5. Checks that wall tile courses, grout lines and skirting run straight and level from room to room.
  6. Verifies that kitchen worktops, wall cabinets and wardrobe tops are installed level, which affects doors, drawers and hob installation.
  7. Lines up light fittings, AC diffusers, switches and sockets so the ones that are out of line with each other get logged.
  8. Checks window sills, door thresholds and sliding-door tracks are level so doors slide properly and seals close fully.
  9. Green beam is easy to see in bright, sunlit Dubai apartments, and pulse mode works with a detector over longer villa spans.
  10. Used alongside a 2 m aluminium spirit level for spot checks, it gives measured, photographable evidence for the snagging report.

Snagging use & standards

  1. Rolling or tapping the ball head across tiles finds hollow spots by sound: solid tiles give a sharp "tick", debonded tiles a dull, drummy "thud".
  2. Checks floor and wall tiles against BS 5385, which Dubai projects commonly specify and which calls for tiles to be solidly bedded without voids.
  3. Hollow tiles are one of the most frequent snags in Dubai handovers and often crack or pop loose once the AC and summer heat cause expansion.
  4. Checks large-format porcelain and marble, where partial "dot-and-dab" bedding leaves voids under corners and edges.
  5. Critical in bathrooms, showers and balconies: voids under tiles trap water and put the waterproofing membrane underneath at risk.
  6. Detects debonded wall plaster and render, especially on external villa walls and parapets exposed to heat and humidity.
